Most property owners intend to enjoy their real estate as long as they want to, and then sell it for the greatest possible profit—ideally tax free—with the minimum amount of hassle, in the shortest possible time. Sometimes this works out. Sometimes it doesn’t. How can owners stack the deck in their favour?

At today’s sales meeting, we had a debate on pricing and whether or not certain properties should be priced lower.
Ironically, our focus wasn’t on properties listed in the million(s) of dollars—sales are healthy in that group—but rather, our discussions focused on smaller, lower priced inventory.
A couple of examples were:
- Whether or not a Potrero Hill condo was priced fairly in the mid-$700Ks?
- Whether some houses in Bernal Heights had to be under the $600Ks?

(LOS ANGELES, CA) — Sharon and Ozzy Osbourne have listed their Hidden Hills estate for sale at $12,999,000.
The 2.5-acre promontory sits off a cul-de-sac in the gated community. The Cape Cod-inspired mansion, built in 2001 and featured in the June issue of Architectural Digest, may not be what one might expect from the couple. The house has a paneled study with fireplace, a home theater and studio area, six en suite bedrooms and a guest apartment with kitchenette.
The family room of the 11,000-square-foot home has sliding barn doors and a reclaimed brick fireplace.
The grounds include a swimming pool, spa and a barbecue island. A bathroom by the pool raises the total number of baths to 10.

Inman News named Zillow CEO Spencer Rascoff as 2011 Innovator of the Year, and also announced winners in eight other categories during the latest Innovator Awards.
The awards, created in 1997, honor real estate companies, technologies, services and individuals who have pushed the real estate industry forward by improving the real estate transaction process for both consumers and real estate professionals.
