In continuing our series this month on financial and tax issues, it’s time to talk about a few new investor fails that can cost you money. As I’ve said in every post, I’m not a bean counter, legalista or insurance agent, but I am experienced in real estate investing. Here are my top five newbie fails to avoid:

1. Failing to obtain a liability release. If you have a dispute with anyone and you settle, be sure to get a general liability release before you hand over any money or consider the terms of a settlement. This protects you down the road.

The latest update for Fairhope AL real estate saw a decrease in both average listing price and median sales price, according to recent trulia.com data.  Average listing price was at $392,155 for the week ending in September 14, which was a slight decrease of 0.1 percent compared to the previous week.  Median sales price for Fairhope AL homes from Jun 11 to Aug 11 was $190,183 and represented a 9.4 percent decrease when compared to data for the same time period of last year.  Fairhope AL continues to be a popular neighborhood in Baldwin County AL along with Daphne AL which has a current average listing price of $239,207 and a median sales price of $132,617.

Mortgage rates for the week ending August 26, 2011 remained relatively unchanged, with mortgage loans still available at historically low rates. Yet refinancing applications declined for the second week in a row, according to the Mortgage Bankers Association (MBA).
