As salespeople, we operate in a game of odds and probabilities. Being deliberate in knowing the odds and improving them is what a Champion does. We must be able to balance the odds of the marketplace, the odds of the prospect, the odds of creating a delighted client, the odds of expending our resources, the odds of a higher return, and the odds of our time. All of these odds have to be evaluated and factored into our decisions.
Casinos earn large returns for the owners. The reason is they play the odds in their favor … always. They don’t do it sometimes; they do it always. There is not a game in any casino in the world where the odds are against the house, not one game! Some games, like blackjack, are more favorable with a higher probability of winning than roulette. The odds are still less than 50/50 for the player, though.

Renters insurance, a once nice-but-optional choice, is the new must-have in the booming rental market.
“Multiple trends are probably fueling this,” said Raleigh Floyd, a spokesman for Allstate Insurance Co. “Apartment vacancy rates are trending downward, more apartment complexes are requiring insurance, and homeowners forced out of their homes have more stuff to insure. Former homeowners also skew older, so there is more appreciation for the need to insure their things.”
“Anecdotally, we are seeing an uptick nationally,” added Holly Anderson, a spokeswoman for State Farm Insurance.
Although relatively inexpensive a basic renters policy may begin at $8 to $9 a month or about $100 a year only 43 percent of renters had insurance in 2006, according to a study by the Insurance Research Council. Read all post…

A: Wow, that is not good. I can understand that you feel violated. However, at this point, taking legal action against any party involved will not get you to your end goal to get the house sold to these buyers (who will clearly be ripping the carpet out when they take possession).
I would however have your Realtor call the manager of the office for the buyers agent and let them know what she did. Most offices do not want to be poorly represented by their agents and will have a word with her at the very least.
Of course, also remove any lockbox you had on the house. She must have had a code in order to get in without permission. If the house is in escrow, there should be no method of entry other than going through your Realtor.
A: The Realtor should have insurance.

A: If the repair is being made to par with a quality repairman who will warranty the work even if the property exchanges hands; then I dont see much of an issue with it. Be sure to review all permits and have it re-inspected after the repairs. Typically when a repair like this is made its actually an improvement due to the updated quality and standards of building materials.
In retrospect, If the claim is made and not repaired most home insurance companies will not issue a policy on that property. So, the owner is doing the right thing by getting the work done. Due diligence is your friend here. Just followup with the contractors and youll probably get a great property at the right price.
A: So long as all the damage is fixed to your satisfaction or better, then you should be fine.
