3. Process of purchasing a property in Bulgaria

• According to the Bulgarian Act on Foreign Investment, foreign people can buy buildings but not land. Therefore the most common method for foreigners and recommended by the Law is to set up a Bulgarian company (LTD), which then own the property. It takes normally from 3 to 5 weeks.

4. Set up your own company in Bulgaria

• Opening bank accounts
• Company registration, preparation of all documents, accounting
• The price for company registration is 700 Euro
• We work with an Accountancy company and solicitor.

5. Purchasing a property

     The Procedure of purchasing a property includes:

• Signing Preliminary contract of purchasing a property. When the client is ready to buy the choosen property the Agent prepares all the documents of the property. The client is obliged to pay 10% deposit of the property price to the seller.
• Signing Brokerage Contract with our company. The client is obliged to pay Gabriel Ltd. a fee in amount of 3% (three percent) of the sell price of the property in the day of the signing of the preliminary contract.
• Signing Notary deed– final contract for purchase. The client pay the rest 90% of the price .
• The client pays Notary tax - 1% and Government Purchase Tax - 2% of the purchase price.
• In case you can't spend that time until we finalize the deal you can be represented by a Solicitor or  Gabriel Ltd.
