You’ve probably never heard of the American Society of Home Inspectors, or knew there was a Golden Gate Chapter (GGASHI). They recently conducted a two-month survey of residential water heaters in the San Francisco Bay Area and found that “over half of water heaters observed were not adequately strapped or braced.” There can be serious consequences if your water heater falls over, and a gas pipe breaks or leaks, due to a major earthquake.
I always recommend a contractor’s inspection as part of the buyer’s due diligence and contingencies in a purchase contract when buying a home. Your inspection will also check the water heater for bracing. Listen closely to the inspector’s comments and ask if there’s anything you can do to upgrade the current bracing.
During an earthquake, an upright water heater will do two things:
- Prevent fire
- Provide access to water if your neighborhood’s is shut off
