DAYS ON THE MARKET Three
LISTING AGENT Paul Johnston, Right At Home Realty Inc.
The Action: Properties in the Upper Beaches typically spend about 25 days on the market but this renovated house sold in three days to the first buyer who came in for a private showing.
What They Got: This detached, brick residence has undergone several renovations by different owners, but the seller – and architect – made extensive improvements by replacing the windows, insulation and mechanical systems and modernizing the design and decor throughout.
The main floor was completely opened to create clear sightlines between the front office, central living and dining areas and a rear kitchen, which has a raised breakfast bar and a walkout to a private two-tiered deck with a custom dining area, hot tub and south-facing garden.
An original third bedroom on the second floor was removed to form two large bedrooms, including one with cove ceilings and another with beamed and vaulted ceilings, and a spacious five-piece bathroom with heated ceramic floors, dual sinks, a freestanding tub and separate shower stall.
Convenient assets include a main floor powder room, lower level laundry room and parking off the right of way driveway.
The Agent’s Take: “This is a neighbourhood of predominantly semi-detached, three or four bedroom homes, so this was distinctive in that it was a [detached] two-bedroom home,” agent Paul Johnston says.
Equally unique was the open and loft-like interiors and use of vibrant hues, including blue and green shades and accents.
“It’s quite surprising for an architect who is known for contemporary homes to have a house that actually has as much colour as it does,” Mr. Johnston says. “But it really provides a warmth to the house and a dynamic nature to the interior that was quite welcoming.”
