So far this summer the real estate market in Seattle is about as exciting as a Matlock Marathon at the High School Prom.

Very few quality, well-priced new listings are coming on the market, and when one finally does, it’s the same story every time as the few buyers that are out there all descend at once and end up bidding against each other.

In lieu of our usual tables full of data on listings, sales, and price, we decided to mix things up a bit this month with a sneak peek at the Redfin Heat Index (Beta)*.

For starters, we developed the table at right, which includes our heat ranking for every market where Redfin has real-time sales data.

That’s interesting (although more so for Washington DC and Long Island than for Seattle), but knowing that the entire Seattle area (King County) is lukewarm probably isn’t a surprise to anyone, and isn’t particularly insightful for those of us that are interested in what’s going on in our own specific neighborhood.

(LOS ANGELES, CA) — Sharon and Ozzy Osbourne have listed their Hidden Hills estate for sale at $12,999,000.

The 2.5-acre promontory sits off a cul-de-sac in the gated community. The Cape Cod-inspired mansion, built in 2001 and featured in the June issue of Architectural Digest, may not be what one might expect from the couple. The house has a paneled study with fireplace, a home theater and studio area, six en suite bedrooms and a guest apartment with kitchenette.

The family room of the 11,000-square-foot home has sliding barn doors and a reclaimed brick fireplace.

The grounds include a swimming pool, spa and a barbecue island. A bathroom by the pool raises the total number of baths to 10.

Consumers in search of information about their local housing market are making national, third-party sites like Zillow and Trulia their first stop — even though the websites of real estate brokers and agents who once served as the gatekeepers of such knowledge often have more complete listings data.

Industry watchers say third-party publishers often do a better job meeting consumers’ seemingly insatiable demand for information by “mashing up” listing data, public property records, automated home valuations, market intelligence and even user-generated content like agent ratings and advice.

Third-party publishers have fostered innovation and helped bring the real estate industry — sometimes kicking and screaming — into the Internet age.
